On August 6, the new sample houses of Lingfeng International were opened. In the afternoon, FZG arrived at the site of the project. The sales center in the form of a club has been crowded with customers who came to see the houses. It was said that the sample houses belong to "Fenghuangjun", the final two high-rise buildings (26th and 27th) of the project Phase III, namely, the final two buildings of the project. A total of 387 units were offered, which were mainly in five layouts with two to four rooms (82.22-118.65 ㎡), with an average price of approximately 10,500 Yuan/㎡.
Its highest cost performance in Doumen attracting customers in the heat wave
Lingfeng International, located at 188, Lianxing Road, Doumen district, Zhuhai, is one of the key areas of the western area. When I arrived at the site, it was noon when the sun was hot. The site was crowded with customers who came to see the houses. As I learned later, most home buyers came here on the weekends, so the project party released four decorated sample houses to make it convenient for them to arrange their time for seeing the houses.
As I observed, during the period when house price was rocketing in the western area, there had been some project in Doumen with an average price breaking the threshold of 20,000 Yuan/㎡. With the emerging of Jinwan prime lot, the whole house market of Zhuhai has witnessed a hike to different extents. Especially the houses for rigid demand in the western area were most popular among the customers.
However, Lingfeng International has not witnessed a crazy hike in price as other projects did. Following the principle of houses for rigid demand with the highest cost performance in Doumen, it finally rolled out the final two buildings of the project at an average price of 10,500 Yuan/㎡.
Low-profile opening of sample houses, the sales center crowded with customers
When I entered the sales center, I was surprised to see that the center was already crowded with customers. Today the project party opened its sample houses in a low-profile manner, but the effect today was also not expected by the placement consultants. Since the sales center will be a large club of the project in the future, the indoor area is very broad. Several sales partitions were already crowded with customers.
I walked all the way towards the inside of sales center, where I saw customers signing a contract of subscription in all partitioned areas, who looked resolute. According to Mr. Liu who was interviewed by me at the site, few large residential quarters with complete facilities like Lingfeng International were sold at such a low price. After a long consideration, I think that if I wait for longer, the final two buildings will be sold out.
Uniquely endowed location advantages creating a habitat peak in Doumen
Xiao Zhao, a staff member at the site, disclosed to me that the final two buildings released this time both face the south and back the north, with a good exposure to bright lighting from north to south and attractive to the customers who came to see the houses. Fenghuangjun, the newly released products comprised two high-rise buildings, with two lifts and five households or with two lifts and four households. The 26th building is of 23 floors and the 27th building is of 22 floors.
I also learned that the project has a super low plot ratio of 1.49, adjacent to Huangyang River, the core area of the "one river with two banks" plan, surrounded by complete facilities, only a bridge away from the prosperous Jing'an pedestrian street of Doumen. With convenient traffic to the key development area of Baijiao, the Western coastal expressway is not far away from the project, which adds convenience to the project.
Education, medical and commercial facilities have been perfected gradually on their original basis. The project is also surrounded by a dense cluster of middle and primary schools and kindergartens. With the construction of trunk road network such as the promotion of Zhufeng Avenue, Pinghua Avenue, Section A of Shuanghu Road, Zhongxing Road, Xianghai Bridge and Baiteng Seventh Road, the traffic network system around the project will be increasingly perfect, which will also greatly shorten the distance and time from the project to areas such as downtown.
